Cleanup and category
The calculator multiplies affected square footage by the drying rate, then applies category and area multipliers plus any emergency premium.
Repairs and living costs
Demolition, material repairs, mold prevention or remediation, source repair, contents cleaning, storage, and temporary housing are added as separate planning lines.
Funding and out-of-pocket
Contingency is applied to the restoration subtotal. The deductible and expected insurance proceeds are shown so cash, insurance, and financing can be compared with the total budget.
Water damage caveats
- This calculator cannot determine whether a home is safe to occupy, whether materials can be dried in place, or whether contamination requires professional remediation.
- Do not rebuild until the source is fixed and moisture readings support the drying plan. Trapped moisture behind walls, cabinets, flooring, insulation, or trim can create mold and hidden damage.
- Insurance treatment depends on cause of loss, timing, deductible, flood or sewer exclusions, endorsements, mold sublimits, depreciation, proof of mitigation, adjuster decisions, and policy language.
- Flood water, sewage, long-term leaks, storm surge, groundwater, deferred maintenance, appliance failures, and sudden plumbing losses may be handled differently by insurers and contractors.
- Get contractor estimates that define equipment days, monitoring visits, moisture targets, demolition limits, rebuild exclusions, contents handling, disposal, permits, and documentation.
- Health-sensitive occupants, sewage exposure, electrical hazards, structural movement, ceiling collapse risk, and extensive mold require qualified professionals and cautious occupancy decisions.

What drives restoration cost?
Square footage, water category, drying time, demolition, flooring and drywall replacement, contents work, source repair, mold risk, emergency timing, and local labor usually drive the final bill.
Should I wait for the adjuster?
Document first and contact your insurer, but do not let waiting create preventable damage. Policies often require reasonable mitigation after a covered loss.
When does mold become a separate issue?
Mold risk rises when wet materials stay wet, humidity remains high, water is contaminated, or hidden cavities are not dried. Use the mold allowance or separate mold calculator for larger remediation scopes.
