Methodology
Scope and removal
The calculator multiplies affected square footage by the remediation rate, or uses a custom remediation amount for whole-home scopes when entered.
Repair and living costs
Inspection, containment, HEPA setup, demolition, material repairs, moisture-source correction, HVAC or duct cleaning, temporary housing, and clearance testing are added as separate planning lines.
Funding and risk
Contingency is applied to the subtotal, then insurance proceeds, cash after holdback, and optional financing are compared with the total budget.
Mold remediation caveats
- Health risk varies by person and exposure. This calculator cannot determine safety, medical risk, habitability, or whether occupants should remain in the home.
- Containment matters. Disturbing contaminated drywall, insulation, carpet, ducts, or contents without proper containment and filtration can spread spores and increase cleanup scope.
- Clearance testing may be required by a buyer, lender, insurer, landlord, tenant, local rule, or cautious project plan, especially after larger or professionally managed remediation.
- Landlord, tenant, HOA, condo, warranty, and property-manager responsibilities can differ from owner-occupied homes. Review lease terms, state rules, association documents, and notice requirements.
- Contractor quotes should define access, containment rooms, negative air machines, PPE, disposal, contents, rebuild exclusions, warranty, payment timing, documentation, and post-remediation verification.
- Insurance treatment depends on the cause, policy language, endorsements, mold sublimits, deductible, flood coverage, timing, adjuster documentation, and whether the damage was sudden or long term.

Square footage, hidden growth, porous materials, containment, HVAC involvement, source repair, demolition, rebuild quality, local labor, and clearance testing usually drive the final bill.
Can I clean mold myself?
Small surface areas may be simple, but hidden, recurring, widespread, HVAC-related, sewage-related, or health-sensitive situations should be evaluated by qualified professionals.
Should I finance mold work?
If the source is active and cash is short, financing may be practical. Compare contractor financing, personal loans, HELOCs, claim timing, liens, rates, fees, and the monthly payment.
