Methodology notes
Policy premiums
Rate-per-thousand mode multiplies purchase price by the owner policy rate and loan amount by the lender policy rate. Flat and custom modes use the entered policy amounts directly.
Discount handling
Simultaneous issue savings reduce the combined owner and lender policy estimate for purchases. Refinance mode excludes the owner's policy and applies the refinance discount to the lender policy.
Out-of-pocket cost
Total title-related cost includes policy premiums, title and settlement fees, recording and transfer add-ons, endorsements, and other add-ons, then subtracts seller-paid amounts.

Why are owner and lender policies separate?
The lender policy protects the mortgage lender up to the loan amount. The owner's policy protects the buyer's ownership interest, usually up to the purchase price.
What is simultaneous issue?
When owner and lender policies are issued together on a purchase, the lender policy may be discounted because much of the title work overlaps.
Can title fees change after the Loan Estimate?
Yes. Title defects, endorsements, payoff issues, recording requirements, transfer taxes, and contract changes can alter final Closing Disclosure and settlement statement line items.
